MAINTENANCE SERVICE REQUESTS
All service requests are handled through the membership office. Our management is here for you, so please feel free to call us with any questions you may have regarding your home.
Our management and maintenance team is scheduled to give you 24-hour service in the event of an emergency. An emergency is described as: fire, gas leak, sewer back up, stopped toilet (if you have only one toilet in your apartment), no water, no heat, or anything that may cause personal or property damage.
For your convenience, you can place your non-emergency service requests in the following manners:
Call or stop by the office during office hours to speak with a member of the management team. Leave a message with the after hours voice mail. Or email your request via the Service Request Form.
Please make sure you include details about your service needs, your name and daytime phone number, apartment number and if whether or not we have permission to enter in your absence.
PATIOS AND BREEZEWAYS
The balcony & patio area is an extension of your living space and should be kept in a neat and orderly fashion. Please do not hang towels or clothing over the balconies. We encourage you to help beautify the community with flowers. No items (including bicycles) may be stored in the breezeways. Please contact the membership office to explore alternative places to store items your are unable to find a place for. Please do not toss cigarettes off of balconies or patios. Pets may not be left outside unaccompanied at any time on patio or balcony.
All lights are with bulbs upon move-in and replacements will be the residents responsibility, including the appliance bulbs. Lights out over entries or common breezeways should be reported to the membership office and we will promptly replace the bulb. If you reside in an apartment with a vaulted ceiling and need a light bulb changed on that vaulted ceiling light, please contact the membership office.
ACCIDENTAL LOCK OUT
If you are locked out of your apartment home after office hours, please call the maintenance line a Charleston maintenance technician will assist you. In order to be allowed access to your apartment, you must have a picture ID with your current address. Only persons whose names appear on the lease will be allowed access.
Due to privacy laws office personnel must withhold giving our members apartment numbers or telephone numbers to visitors, so please be sure your guests have this information. We also withhold admitting any person into your apartment without prior written permission. Permission slips are available in the office. If you have a friend who is apartment or plant-sitting for you while you are away, please notify the office in writing; otherwise, if this person becomes locked out, we will be unable to admit them.
In order to ensure a parking space for all members of The Charleston the following rules should be observed. Do not park in fire lanes or block dumpster or mail box areas. No storing of inoperative vehicles, campers or boats. Refrain from making car repairs in the community. All vehicles must have current license plates. Motorcycles must be stored in a garage during the winter months. Please contact the membership office for availability.
Fire prevention is, of course, a major concern to the management team. We strongly urge you to make regular inspections of your apartment for fire hazards such as overloaded wall outlets, accumulation of newspapers or magazines, and disposal of cigarettes.
Use and storage of gas and charcoal grills on apartment patios is prohibited by Ohio state law. Cigarettes tossed from balconies and patios can ignite mulch. Please dispose of cigarettes safely.
Do not store anything flammable in the apartment, garage, and storage facilities, under the stairs or in the breezeways. The storage of kerosene, gasoline, or other flammable or explosive agents is strictly prohibited.
Please stay in your kitchen when frying foods, or cooking on the range top.
Refrain from smoking in bed and check for lit cigarettes before retiring to bed.
Please do not leave candles unattended. Any damage to your apartment due to candle wax or soot will be deducted from your security deposit.
Please check your smoke detectors monthly to make sure they are working properly. Pressing the test button on the detector can do this. If the smoke detector does not alarm, then please contact the management office immediately. If at any time your smoke detector chirps, this is an indication that the back-up battery needs to be replaced. Please contact the management office immediately.
At no time should the smoke detector be tampered with or disarmed.
